Project Overview
Greenspire Apartments represents a new chapter for affordable housing in Wisconsin. Built by Northcentral Construction, this 92-unit renovation reimagined every detail while tenants remained on the property. The team worked through multiple units at a time, coordinating daily move-ins and move-outs while keeping the environment safe and livable. From noise control and dust containment to accessibility upgrades, every step of the process was focused on protecting residents and maintaining a sense of home.
The renovation included every major system and surface across 78,000 square feet of multifamily living space. New windows, doors, and insulation improved efficiency while maintaining the property’s original character. Cathedral roofs were rebuilt from above, wood decks were raised and reinforced, and the parking lot was reworked while tenants continued to use it. Each phase required careful planning to keep progress steady without disrupting daily life.
Greenspire Apartments is now recognized as Wisconsin’s first LIHTC property to achieve net zero status. Powered by solar energy and surrounded by rain gardens, fruit trees, and community green space, it stands as a model of sustainability and thoughtful design. The project highlights Northcentral Construction’s ability to take on complex renovations with care and craftsmanship while building lasting value for Wisconsin communities.
